A whole machiya for families and groups
The whole house, street to garden, for up to six.

Can a family rent a whole machiya in Kyoto?
Yes. The Whole House is all of Cadent House, a machiya in Nishijin: both floors, both bathrooms, the kitchen, the earthen passage and the garden, with the front door locked behind you and nobody else in the building. Families and small groups take it, and it works like a vacation rental rather than a hotel room.
How many people does it sleep?
Up to 6, in 88 square metres. The beds are two double futons, two single beds, one sofa bed. Children of any age are welcome. We have one cot.
What does it cost?
From ¥42,000 a night. That is the starting rate; the price for your dates and your party is shown when you check availability, and you book it there and then.
Past four people it works out cheaper than taking the rooms separately. There is a minimum stay of 2 nights. Consumption tax is included in every price. Kyoto City accommodation tax (宿泊税) is not: it is paid at the house, per person per night, ¥200 for a room price under ¥6,000 per person, ¥400 from ¥6,000 to under ¥20,000, and ¥1,000 from ¥20,000 to under ¥50,000 (before consumption tax).
Free to cancel until eight days before arrival. From seven days before, half the total is charged, the day itself included, and a no-show is charged in full.
What is in the house?
- Whole property
- Kitchen
- Two bathrooms
- Garden
- Washing machine
- Wifi
The kitchen is the part people underrate. Kyoto is a city of small restaurants, and with children, cooking in some nights is easier. There is no breakfast service, and there is a market two streets over.
Is it suitable for small children or older relatives?
Mostly, with one thing to know first. Not step-free. There is a raised threshold at the entrance and the stairs to the first floor are steep and narrow, as they are in most machiya. Please ask before booking if this matters.
What are the house rules?
Quiet hours are 22:00 to 08:00: these are residential streets and the walls are thin. No smoking anywhere in the building, including the garden. No pets. Arrival is 16:00 to 21:00 and departure by 11:00. All of it is on the house page, and the customs of a tatami house are in staying in a machiya.
More about the room itself is on the Whole House page, and every room's starting price is on the rates page.
